This has been a very entertaining and information thread. Thanks for all the info.  Haven't closed yet on this place. That's in a month. We're planning to be smart and avoid any encounters. The neighborhood has a rule about trash - it has to be kept in your garage and folks drop it off at a bear-proof (bear-resistant) dumster on the way out.  They also recommend cleaning up the grill afterwards, as one fellow describes watching the bear dismantle his grill to get at the charred food scraps inside.  Have to say I'd like to watch that on YouTube but not on my property.

My next post will be a new thread, asking about anyone with advice on loading .458 SOCOM!
